Current Market Conditions:
Contrary to all the doom and gloom you may be hearing about the real estate market, I have been busy. Of course it is not the hot seller’s market of Spring/Summer of 2005. Buyers are out there; they have plenty to choose from, and the properties which show well and are priced fair get SOLD.
In January the Tucson market experienced a slight increase in median sales price compared to January 2006; however, days on market significantly increased. In February there was a decrease of homes on the market probably due to a large increase in the number of pending sales.
The President of Tucson Multiple listing Service summarizes the market climate well, “The Tucson real estate market is becoming a balanced market, which stabilizes home sales prices, establishes a sustainable sales pace, and adjusts to a more appropriate six-to-nine month listing inventory period. Sellers looking to realize gains akin to the previous few years are going to be disappointed. Buyers looking to buy at 20-25% less than a market-supported asking price will also need to adjust their expectations.”
Just the past few days, I have felt the increase in market activity. I am looking forward to seeing the March 2007 sales statistics.

As I predicted. March statistics show that days of inventory are down and unit sales are up. It’s just a nudge. But a nudge in the right direction means we are on our way to a stable Tucson market.

By the time the media reports this to you, some can be even more. And what that “some” is can make a big difference when it comes to the final “sum” that goes in your pocket as a seller, or comes out as a buyer.
